ADDING PROPERTY VALUE


We are coming to the successful completion of another project for one of our valued clients.

This time, it is a charming mews house in always-fashionable South Kensington. The property had originally only one bedroom, with a built-in garage taking the entire ground floor area. It was clear from the start that a garage conversion into a habitable space would allow the interior spaces to be rearranged resulting in a much better layout.

In addition, the property had further potential for a rear mansard extension. Although the mansard was only extended by less than 1m, it provided valuable space for an en-suite bathroom and a cupboard space for a new, high efficiency, heating system.

The entire new layout was made possible by re-configuring the staircase, creating a 2-bedroom, 2-bathroom house. This transformation resulted in a property value increase of 30%. Considering the construction cost and the resulting capital gains, the project has produced an incredible 337% ROI (Return On Investment). Now, this is how you beat hyperinflation and retire early!
